This is part of our delivery of a prefabricated frame:
- The delivery includes ready-made prefabricated building elements and roof cassettes with roofing felt. For non-poured foundations, a floor joist can be added.
- Other options include windows, doors and roofing (sheet metal or optional), as well as the corresponding roof drainage system, which can be added using our service, byggonline.
- The insulation package for all prefabricated building elements and roof cassettes is also available as an option. If the insulation package is chosen, all prefabricated building elements will be insulated up to the installation layer. Interior walls and loft, depending on the chosen floor plan, will be sent separately as part of the delivery.
- The delivery takes place at the property line where each package is packed at unloading.

Climate shell finished on the outside
Are you reasonably handy and considering doing some of the work on your house yourself? Then buying the house model you want in a climate shell design may be the right choice for you. When you buy a climate shell from us, the house is delivered completely finished on the outside and is insulated on the inside up to the installation layer. All interior walls are also finished, and if the house has a loft, this is also included. What remains is electrical and plumbing installations, flooring, the final 45mm layer of insulation, and paneling, plaster or any other surface covering of your choice. Please note that the kitchen, white goods, tiles, bathroom fittings and other equipment are not included.
This is a smart house package solution for those who want to personalize the interior but avoid a complete building process from scratch. Read more detailed information under our delivery description.

- A completely turnkey module/modules that is fully completed both externally and internally.

Turnkey House With Construction
Construction package module
We offer three different contracting packages for our modular houses, adapted to your wishes and level of commitment. You can choose from the following types of contracts:
The installation package.
This package includes:
- Managing the municipal process of building permits or building notifications.
- We carry out crane and transportation checks, and project manage and coordinate the transportation and crane lift to get the house in place.
- The assembly and completion of the house by our own carpenters.
- Final check of the house with our supervisor
- We are responsible for contracting services such as HVAC connection, functional testing and heating cable installation. Electrical connection and insulation test according to the guidelines of the Electrical Safety Authority are also included in the package.
Large contracting package.
This package includes:
- Managing the municipal process of building permits or building notifications.
- We carry out crane and transportation checks, and project manage and coordinate the transportation and crane lift to get the house in place.
- One of our contracting partners for groundwork makes a site visit and the planning for pipes, culverts and groundwork for water, sewage and electricity is done. In close connection with the house delivery, this work takes place where the other groundwork is also carried out. It includes a graveled and compacted surface where the house foundation will be placed and the construction of the foundation type ordered according to the agreement.
- We are responsible for contracting services such as HVAC connection, functional testing and heating cable installation. Electrical connection and insulation test according to the guidelines of the Electrical Safety Authority are also included in the package.
- Our carpenters will complete and install all the details of the house, and liability insurance and a final inspection by a certified inspector are also included as standard in this large construction package.
Large construction package - Fixed price.
This package includes:
- Large construction package as described above
- Fixed and secured price for house delivery
- Currency insurance
- Garbo insurance on the amount paid
- Completion and new construction insurance
In order to get a price for this package, a full investigation is required where we make site visits and collect quotes and compile everything into a final quote.
Our experience is that it takes more time and effort than you might think to run, project manage and coordinate your construction project with contracts and works yourself. Even if you have initially decided to take responsibility for certain parts yourself, it is of course possible to enter into a dialog with us further into the process if you change your mind. Most of our customers choose the Large Construction Package and if you want to be 100% sure of the cost, you choose a fixed price. In our service byggonline you can choose which contract package you want.

Technical specification
Turnkey means that the house is completed interior, exterior and all connections are made. The house is ready for occupancy.
Installation & assembly
Installation & assembly
All houses come pre-painted with a water-resistant white acrylate paint. Exterior panels are primed once and overcoated twice. Optional color code is available in both acrylate paint and sludge/linseed oil based paint.
According to the floor plan.PVC 3-glass windows in white with UV-1. For models with larger panoramic windows, tempered insulating glass is included. Weatherization and inward opening doors are included as standard unless otherwise stated on the façade drawings. Wood or aluminum windows are available. When choosing a floor plan with a sauna, wooden windows are included in the space. Safco white quality front door with Assa Abloy door lock is included as standard.
Eave plate, window sheet, top sheet in white, anthracite and black are included. Alternative colors are available as an option.
Sheet metal gutters and downpipes in white, anthracite or black are included. Alternative colors are available as an option. Leaf strainer and connection to drainage pipes can be provided at extra cost.
All electrical installations in the houses are Schneider brand throughout. LED spotlights with switches are included in all our models according to the drawing. Outlets and switch buttons are installed in all spaces. Electricity center for the house in the form of an automatic fuse box with earth fault circuit breaker. Media center for telephone, TV and data is available as an option (collection point for incoming communication cables included).
Uponor or Tece water pipe system. Hot and cold water distribution through distribution cabinet. Hot water heater 80 L with built-in cabinet. All piping is hidden in the structure.
Electric radiators are included as standard according to the drawing. Air source heat pump or exhaust air heat pump with waterborne floor heating is available as an option.
Site-built and pre-assembled kitchen specially adapted for each house model. Laminated kitchen doors in white. Stainless steel straight kitchen handles. Laminate worktop and splashback. Stainless steel sink with mixer tap. Appliances not included. Several different options are available as options.
Gray tile floor 20x20mm with dark gray joint & white tile 25x40mm on walls with light gray joint. Floor standing WC chair from Gustavsberg. Washbasin mixer and shower mixer with hand shower and suspension from Grohe. Porcelain washbasin & electric towel dryer. Preparation for installation of washing machine and dryer is not included. Waterproofing is installed according to Kiilto's installation instructions and meets the industry rules for wet rooms. Floor drain from Purus.
The purchase of a model with a sauna includes aspen/spruce panels on the ceiling and walls, two levels of sauna benches in aspen, gray tiles 30×30 on the floor, sauna heater with on and off function on the heater, lighting behind the backrest and fresh air valve adapted for the sauna.
All loft models include a white painted loft ladder. In addition, you can choose between different ladders and stairs in oak, pine and other finishes. Ask your salesperson which stairs are suitable for your particular model.
Transitions between ceiling, wall and floor and at joints between modules have mouldings.

Our production takes place in two factories that we own ourselves. We have a Swedish factory in Borlänge and a factory that has been in operation since our start and is located in Lithuania. This means that we have full insight into our production chain, which is controlled with a self-inspection program to ensure quality in all stages of production. All our houses are built according to Swedish building standards and regulations, so you can feel confident that your house is built to a high standard. Our factories employ around 120 people and have a production capacity of 25-30 houses each month.
We have floor plans suitable for all kinds of purposes. If none of our models suit you, it is possible to have the house completely architect-designed and customized to your wishes. You can add or move windows and doors, customize the floor plan and the exterior as a whole. In addition to these possibilities, you can easily put your personal touch on the house with options from our wide range in our online building.
For a building permit, the municipality is required by law to give a decision within 10 weeks of all documents being complete. Often just ordering the new building map from the municipality can take up to 4 weeks. We usually recommend that you count on about 8-12 weeks from the start of the notification. For building permits, the lead times are longer and the municipality has up to 10 weeks to return with a decision or supplementary information. It can vary greatly in how long it takes to get a start notice for a building permit, all depending on the complexity of the case and how quickly or slowly your municipality handles its cases.
Yes, the price can be influenced by the cost of shipping, local conditions and the price of construction work. If you have entered the municipality in which you are building on the website, you have already received the correct price for shipping and construction. The price may also vary depending on the snow load zone your area requires.

We always make an individual assessment based on your particular plot and its conditions. In general, we recommend an insulated foundation for attefall houses that need to maintain a maximum height of 4 meters from ground level. The advantages of an insulated foundation are many. It insulates the house better, which provides a more comfortable indoor climate, especially during the colder days of the year.For those who want to build the house on a rock but don't want to blast, a plinth foundation works. Our houses have a bottom floor with cembrit windstopper extreme board underneath to protect them from the weather and wind. We can also place our houses on ground plates according to a finished plinth plan for each house.
Yes, you can get up to the full amount financed through our partner Wasa Kredit. To have the entire cost of the house granted, two applicants without payment remarks with an annual income of at least SEK 160,000 each are required. You also need to have been resident in Sweden for at least 3 years at the time of the assessment. If you are the sole applicant, you can be granted a loan of up to SEK 400,000.We also have an established collaboration with SEB, which offers both mortgage advice and building credits. You as a customer will receive, from your house seller, a direct contact route to SEB and a feedback within 24 hours. Contact your house seller for more information and contact details.You only start paying interest costs on the day you start using the loan.

We are very happy with our new attefall house, it was very quick and efficient to order the house and get it on site. The best thing about the house is that it came completely finished. The kitchen was ready, all the tiles in place and underfloor heating as well, which was really nice. We also got the privacy we wanted against the big house as we will rent out this house to get an extra income. Husverket has done a good job with a complete solution that we felt safe and satisfied with.
